Sam Talks: December 2012 Edition

Next year will be a busy year for us with several projects on the go. The next phase at Pier 27 is in the approval stages and we look forward to bringing it to market next summer. Cherry Street at Cherry and Queen's Quay is our other waterfront project. We're in discussions right now with respect to the approvals with the city and Waterfront Toronto. We're hopeful that the first phase will come to market as early as next summer or early fall.

L Tower Summer 2012 Construction Update

 It's business as usual down at Yonge and The Esplanade and our L Tower project.

With 58 storeys to build, the main work for the past few months has been adding all those floors and getting more vertical. When we visited the site last week the crew were busy pouring floor 47 so there's not too long to go before we reach the top.

Aside from that, work is continuing on closing off the building, with windows installed up to floor 12, and electrical, plumbing and water works ongoing both at L and the Sony Centre Back of House.

So, not too much to report at this time. The name of the game is getting up to the top and we're well on our way to getting there soon.

The Shores: Construction almost complete in Oakville

We've been visiting The Shores in Oakville for over a year now and have closely followed the construction progress of our Bronte Road and Ontario Street based project on the blog.

With many residents having already moved in and the majority of work being completed, there's not much left for us to show!

The rooftop amenity space is the last major area of the building that requires work, with the townhomes also nearing completion.

The majority of the landscaping work is complete and so any work that's left to be done on site is mostly aestehtic.

Pier 27 Latest Construction Update from Toronto's Waterfront

We last checked in at Pier 27 in April and since then there's been a lot of vertical movement on our Toronto Waterfront site.

We have various crews working in three of the buidlings on site in preparation for work commencing on closing each of the buildings off in the following months.

The vast majority of the underground work is complete and we're looking forward to a great few months progress ahead.

ION décor packages right around the corner

 

Maria Crignano, director of décor at Cityzen, is working hard with her team to create the perfect colour and décor finishes for ION condo purchasers. Purchasers will have opportunity to choose between a number of beautiful and chic standard and upgraded finishes soon.

The scheduling of colour selection appointments is underway and the décor team is excited to start turning these condos into homes starting June 25, 2012.

L Tower: Construction timelapse video

We found this timelapse video by Urban Toronto forum member, udo, and we thought it was so cool we had to share. The video shows ten months of L Tower construction in Toronto compressed into ten seconds (30 days/frames per second starting in July 2011). 

"I tried my best to align the individual pictures which were not taken by a stationary camera, but from a tripod mounted camera that [was] repositioned every day," udo writes. "The video isn't perfect, but still interesting, I hope."

We're looking forward to the next timelapse video when the tower reaches its full height, windows installed and cranes disassembled.

Pre-register for 154 Front Street East

Pier 27: Construction update, April 2012

Designed by architectsAlliance and interior designer Munge Leung, Pier 27 will luxuriously accommodate 303 units and 15 storeys on the waterfront. Here is the latest on construction at Pier 27.

In Phase 1, the 12th floor has been poured on building one. The 8th floor on building two will be poured by the end of the week. 

In Phase 2, the fourth floor of building one is complete, and at building two the 2nd floor is complete. 

For now, we have to finish Phase 1 and 2 before we move on to Phase 3 which will consist of two short buildings and one tall building in total.

Pier 27's iconic bridge (pictured in the top rendering) will be under construction in June and with expected structural completion by the end of July.

Backstage on the Esplanade: Construction update, April 2012

We'll have more updates on Backstage on the Esplanade, but for now, our friends at Dominus explain what's happening on site, and give us a short lesson on tie backs.

Backstage is currently at the second level of tie backs, which are horizontal wires or rods that reinforce retaining walls for stability.  The purpose of the wall is to excavate safely and to support neighbouring lands and structures.  Tie backs are tension members set in the soil that hold the wall in a vertical position.  Without tiebacks, the wall would not support itself, and would “fall” into the hole.
