Developers' Den: What would you do with 10 acres of land?

On Friday we rambled up to York University's Schulich School of Business to watch case competitions of Developers' Den, which is like Dragon's Den. Just replace Kevin, Arlene, Jim, Robert and Bruce with some of the GTA's top developers.

One of those developers was Sam Crignano, president of Cityzen, joined by judges Michael Cooper of Dundee REIT, Phil Gillin of Sun Life, Geoffrey Grayhurst of Dorsay, and Frederic Waks of RioCan. They evaluated a group of select students, awarding the winner with $2500 and the runner up with $750.

The judges

The students came from Rotman School of Management, Ted Rogers School of Management and Schulich School of Business, eager to submit a development proposal to be considered by York University Development Corporation for 10 acres of land fronting Keele Street. The catch? They only had four hours to organize before presenting how they would do it.

Why York University? Ontario public universities face a difficult financial future. As a public institution, universities must strive to make the most effective use of their assets. York University is over 440 acres in size and now mix-used development is permitted on the edges of campus. Not to mention, the York subway line is expected to launch in 2015, opening up mountains of opportunity.

Students were evaluated on the financial return to York University, proposal feasability, goal of creating a vibrant/livable/sustainable campus, how much financial risk is involved, and non-monetary benefits. So, who were the winners?

Runner up: Rotman School of Management ($750)

This is the first of a monthly contribution that I'll be making to the official Cityzen blog. I'll discuss all things Cityzen including the latest updates on our projects, interesting things that we have in the pipeline, upcoming events and much more.

Ion Condos: Coming soon to North York

We recently announced details of our new project located in North York, Ion Condos. We're currently at the registry phase, and will be releasing a lot more information over the coming weeks.

For now, here are the renderings, and we also had a quick chat with Mark Zwicker of Architecture Unfolded, the architecture firm behind Ion, to get some insight into what the look and feel of the project will be.

Lobby Interior

The building is broken into three distinct masses to break up the bulk of the building, making it look more vertical than horizontal. The taller north-west corner creates a focal point at the front of the building as one enters the site from Wilson Ave.

Suite Interior

The base (existing garage) is clad in a mix of black brick and glass in order to hide the existing above grade garage from the street; the podium becomes an integral part of the design of the building rather than an afterthought.

The building steps back from the east to create large terraces;  the terraces are lined by planters to introduce a soft, green edge to the hard lines of the glass clad building.

Area map

The building entrance is marked by a tall glass volume wrapped in a red steel structure that creates interesting shadows inside the lobby.

An intimate courtyard is created by the “C” shape of the building;  units overlook the landscaped area below that features terraces, BBQ, lounge, and dining areas.
